Curious to know if anyone else does the model this current day. 2019 was a different ballgame than todays market for sure and I think the model can work but it's very few and far between where the numbers will make sense in todays market.

So I want purchase it as my first rental property it's going to need rennovations for sure not terrible shape just older rancher home.

While the RentRedi's loaded with various toggles/buttons and affordable given the all-you-can-eat pricing, the interface is still very elementary and lacking in usability/design, which is often overlooked as a key determinant of whether your team actually adopts and fully leverages powerful management solutions like these.

So making sure you are presenting yourself as credible and trustworthy, can make a huge difference in building the relationship and hearing about those off-market deals. 

You can look into low-income neighborhoods usually the properties are of lower value, but I'm not quite sure if that applies everywhere but I know in Florida I see it here and there, and if you need help looking I don't mind helping.i would be wary about REO/HUD owned properties as a first time househack.

Always recommend doing a soft-pull especially since not sure exactly when you'd find a property but you can get qualified and get some estimates.
