I’ve been coaching new investors for a while and many lack funds to get started but find both the lack of knowledge, experience, and funds, often derails them. 

What would be a good way to approach them to explore the possibility of purchasing?

Originally this started as a house hack I have recently moved out and it is now a 2 unit with one half being furnished rental.

Would greatly appreciate advise on how to start sourcing the land and/or connect me to land brokers who can help.Thank you in advance!
