Focus on underwriting successful sponsors themselves that will be able to execute on what they do best and you'll not only preserve but grow your capital far better than by taking your own valuable time to do it.

A syndication is a group of investors (limited partners) placing capital in a deal that is led by a team of experts (operators, syndicators, general partners or sponsor (pick a name of your choosing). 

Passive in nature - strong sponsors in the deal with a real track record.

I am assuming it is not since it can change from sponsor to sponsor but wanted to make sure.4. 

If the sponsor is showing an expected 15% IRR does that include depreciation?

I am newbie to the world of syndication/ Passive investor. I am currently “The Hand-off Investor"by Brian Burke. Any recommendation for resources/education/mentors.

Now that I am licensed I need a sponsoring broker, however I don't intend to work as an agent, I intend to grow my investing business.

Let's say I'm a broker being approached by agent investors who deemed it useful for them to carry their license, and they were asking me about sponsoring them as an inactive agent. 

I could not even sit for the test, until I provided 5 years of verifiable experience and then I had to have 2 notarized letters from existing Master Plumbers to sponsor me to test.
