If the owner or his broker tries to spin a tale about how you can "easily raise the rents" and that's why you should pay more, don't fall for it.Regarding your question of 10-unit vs. mixed portfolio, 99% of the time you'll do better with the 10-unit.

It has been hijacked so many times by different marketers putting their own spin on the word. 

It will also let him (likely) spin his wheels against someone that is not you.

As each of your exchanges approached it's 45 day period you can decide whether to leave it in the bunch or spin it off into something smaller. 

Analogous to "A fool and his money are soon parted." but with an RE spin.

I have a business that pays me well giving me funds to acquire properties, and then those properties spin off enough cash to acquire more.
