.-  Setting up Booking.com was a pain in the butt but unlike others on here have said, I haven't had issues with them.  

Commercial lenders are not playing by the same set of rules as conventional lenders.   

The main reason is that it is not initially set up for a Real Estate business like other “real estate-specific” accounting software.

You should only have to do this with the largest items- mainly couches/chairs and dining sets.

If I can get 2 different renters in before Jan 1 2025-is still possible by obviously getting a cost seg.Also, would all of the house hunting, going out to see properties, research (calling city for license/map searching) and buying the furnishings count toward the 1 of 7 qualifications IRS demands in addition to the 2 Airbnb bookings-preparing home, cleaning, set up etc?

You are possibly setting yourself up for immediate failure.....there are too many moving parts and too much money involved to mess up this facet of the project.

@Jonathan Buelow My accountant and bookkeeper could care less about what I set my rents at.

It sounds like you’re taking all the right steps to set yourself up for success.

You should really do the research to understand your market before you can trust a software to appropriately set rates for you.
