@Mike Sferayou got some great responses to this including from @Kevin Sobilo and @Bill B.there is no right answer to this question.right now, i am looking to minimize outlays on rental properties, and am having success with seller financing. 

Getting all corrections made at once and an expedited fashion, for example city asked for 10 things to be corrected by designer, get plans back get all corrections made within one to two days (this is a slow process at times, sometimes this is one of the biggest time killer).

Everyone has to start somewhere just understand it will be very hard but if you never give up and take things slow to really analyze everything you put more chances of success in your favor.When people make their first million they tend to be the most vulnerable to the con artists out there.

what i always look at is 1st, bookings are slow everywhere. 2nd, what would drive visitors to the area?

Based on your response that's where I'll begin then follow up with a contractor for the ticket price.
