Rarely do you see someone with perfect credit all of a sudden have a short-term hiccup (usually due to illness or something like that).

If you have deep pockets, I think Austin will eventually reward you, but if you are a newbie in real estate looking to cash flow positive day one or shortly thereafter, Austin is probably not your best bet in TEXAS.  

For my short term rentals I am really going to focus on adding improvements that will increase my daily rate and guest experience.

However, since market shift / rate increase even these guys have slowed down quite a bit.Regarding regulation, I think eventually Indy will have to regulate against Short Term Rentals.
