Get into the property with cash and refinance on the back end with a commercial loan that doesn't require a 12-18 month seasoning period.

I am a seasoned SFR investor and am under contract to purchase a warehouse space (16,000 sq ft).   

The property was sitting on the market for about 30 days due to the condition, seasonality (it was December), and smaller size of the property (about 1300 sqft). 

The Fort Collins CO market where I manage properties and investment is very seasonal for rental demand.

For example, I've recently spoken to someone about their MTR in Montgomery and they shared their MTR experience has seasonal occupancy, hard to find boots on the ground, contractors are slow and many do not take credit cards for payments, etc.
