Not every property and situation requires it, but yes MOST do, or I should say will be handsomely rewarded for such. 

Be sure to search the forums for more depth.Long story short, I got started in arbitrage in 2016 before it was even referred to as that. 

My advise would be to do more phone calls to past job references and living situations and ask open ended questions.

Check the references for them by going to their profile page. 

However, if they had them sign a completely new lease that did not refer to the terms of the original lease, then you may have a problem. 

I always check previous landlord and rental references, and call the HUD office for a character reference as well.
