Services for non resident are at a different cost level.I had the same problem as you but from Hong Kong where withholding is 30%.Given Canadian tax treaty with US, it seems to me that any Corp or Limited Partnership distribution to its foreign members resident in Canada will be 15%.

Now, we all know we're supposed to walk away at that point, BUT we saw this as a potential future primary residence for us, and were willing to take a hit for 1-2 years because all other area properties were selling $475k-600k and the bank asked $417k for this one and it foreclosed for around $480k on the mortgage.A week later I had a structural engineer look at some step cracking in the brick, and he said it was no major problem, a very solid house.

They have a nice looking website but they push your listing out to several sites that they don;t disclose  that allow prospective tenants to contact you with zero qualification,  There Screening tool for credit and background reports is poor and the only way that they communicate is via email so if you have a problem, as I did, you will get no help.

The deceased person on title shouldnt be a problem as long as you can provide a death certificate to the title company.

After reading these forums, it appears that the "no capital to invest" issue isn't a problem as there is money out there ifyou know where to look for it (?)
