Apply BRRRR strategy to single-family homes in parts of the city that are in the paths of progress, while renting out to tenants whose rents are subsidized by the government (Section 8).  

I know the BRRR was very popular however trying to teach that to those with zero or limited experience was a train wreck waiting to happen.. its all great in theory and completely different in real life.. its by far the hardest and riskiest thing BRRR remotely that an investor can take on.. full stop..

I guess it is not that popular lol. 

The 30-year fixed portfolio loan with an intro 10-year IO period has been popular for clients of ours!

@David Zimcosky whenever I'm looking into a new market, I establish a relationship with a local realtor first to get to know the market and the path of progress.

I know its popular, but I work in a gray building (inside and out) and not one soul there likes it. 

My girlfriend and I are interested in buying into the upper Michigan STR markets (Traverse City, Charlevoix, Petoskey, Bay Harbor, etc), hoping we can take advantage of the hot vacation rental market up there in the summers and the popular ski slopes for the winters. 

As rehab progressed and the HML paid out the 82K progress payments, she took that money and paid out her outstanding dues on other projects.
