If they are having issues with finding Land Loans and are first time buyers, what other loan options would/ should they be encouraged to peruse?

From what I have experienced I would suggest a few things:- Come willing to actively participate- Be ready to learn- Be patient  Far too often I run into folks that want to peruse zillow on a day to day basis to then forward them to their broker or property manager asking whether or not it is a good deal. 

I am new to investing but have been pondering on perusing a real estate license.

Is there a chance that I can peruse action against them for reimbursement for the 9 months of having to spend thousands at the laundromat/time?

Find their motivation for selling by asking open ended questions, peruse the details from their perspective, and find where to negotiate.
