Personally, I've been in the mobile home investing space since 2007.

Some amenities are crucial and obvious (pots and pans, plates, linens, good Wi-Fi), some are unnecessary and obviously so (personal movie theater with arcade game room), but the trickier amenities lie in the 2 middle zones.What are some necessary amenities that you might overlook? 

I would speak to lawyer and let them review the agreement maybe can do a class action and sue personally the managers if fraud.

I haven’t personally worked with Five Stream Ventures, but I’ve found that vetting companies like these is all about the referrals and track record.

@Preston Dean I personally like to make sure I have a set amount of reserves for each property to cover things, so if you have a pool of funds sitting aside personally I would just earmark a certain amount that you don't touch except for that property (or an emergency).

If you are a control person, this can be a challenge but I have learned to let go over day to day issues that come up that I would do differently.Handypersons are a tough one.

Or if Josh is just so damn clueless that he doesn't realize (despite being told multiple times) that I am not the person whom he is in a dispute with.

Depends on the person, but as a professional real estate investor it would be a no brainer for me.
