Structure a Private Money deal
10 December 2013 | 10 replies
Hi,I am sure you will get more feedback from those who are much more experienced than I (I too am just now making a plan to seek Private Lenders) but my one thought is it might be good to think about options if you do not sell within a year and 'permanent financing' does not materialize within that time frame.

If you cut down all the trees (or clear the wrong section) without actually knowing what your buyer would have preferred, you could even hurt the property's value (because the buyer who would have paid the most wanted it to be completely wooded - and now doesn't meet their needs anymore).I wouldn't suggest taking any kind of permanent action like this until you know what your buyer wants.

An interesting repair...with all the twists and turns
28 December 2013 | 22 replies
I have to do it, and confirm I did it at the right location after by taking a picture and looking at the picture.I end up using some epoxy plumber's putty, didn't really like this stuff but for a drain, not pressurized, and knowing I can implement a permanent fix in a few months, what the heck.So no leak for now.Imagine, going through all that because I wanted to open the overflow cover to remove the old drain linkage. Was it bad luck?

Sublet to a third roommate short term?
17 December 2013 | 2 replies
More people to evict, more roommate hassle, more wear and tear, more noise, more parking, more tenants to deal with.If they want to permanently add her to the lease, I would let her apply.Of course, some tenants just sublet out rooms without asking, so I suppose "at least they asked."
