Has anyone done a deal with this company, Strategic Investments Partners?

I don't think there are any, unless you are willing to bring in a money partner.

I have found people to partner with to do deals, and have earned back double my cost of joining after only being in the group for 1 year.

@Jon Holdman  my airplane partner has gone and done this in Oregon fully licensed and approved by the CCB  https://www.relevantbuildings.com/   check it out.. his market to start is rural cabins that can be locked and left.. and he has a multi going up in St.

I will most likely either buy a house hack, small multifamily, or partner deal with my first purchase. 

I would address these issues people are having and even explore starting fresh with a new listing. 3) I would find something local to offer by partnering with a local business to give a discount for maybe something like jet ski rentals, restaurants, etc. 

@Jim Blumenthaltypically small multifamily is too small to divide the equity among 'investors'you could try to find a single local partner - but i would do a bunch of deals yourself first before i would even think about partneringin any event - i'd start with a house hackgood luck
