they clearly have a bad track record and the eviction process can be stopped at anytime by you should they start paying....Don't waste time start asap, run it like a business....

I talk to people reguarly that think they have to stop investing or go straight to hard/private money once they have 10 conventionally financed properties or can't qualify for one of the reasons I mentioned previously, but there are other options. 

I don't remember what the options are, since I stopped after they said that you tell them you will pay their taxes, submit it to your department to approve it, then tell them they're not approved.

If the redeeming party failed to pay the money into court when they filed the lawsuit, then the one year did not stop ticking down and now they can't redeem.

I stopped taking Section 8 for a variety of reasons.
