Outsourcing management for such a property isn't cost effective and buying one in area you're not familiar with is risky.The Valley is a great place to buy now. together with Long Beach it's the only place you can still find good deals in Los Angeles.

The biggest advantage was that the GC dealt with the permit requirements and the whole thing went really seamlessly.So finally what I have ended up with is that I act as the project manager with a foreman (who is also my lead carpenter) on the ground handling day-to-day business with the subcontractors.I outsource someone else's GC license in order to get permits pulled, although I'm about on the brink of getting my own GC license so I can pull permits directly.What we ultimately learned was that there's really 2 layers of management needed in a large rehab.

I have an arbitrary $$$ value that I attribute to my time ($250/hour); I outsource anything business related that costs less, unless I prefer to do it myself for some non-financial reason.IMO, this has worked pretty well for me over the years...and my $$$ value continues to increase as I get lazier

I think it will be easiest to get some quotes for the landscaping since that is outsourced, but the association employs 2 or 3 people for management and maintenance, I don't think they really should have that much to do, there are about 150 condos and everything inside is the individual owners responsibility, I don't really want to see anyone lose their job, but I don't want the high dues just to keep someone employed even if they don't really have that much work to do.
