Have you had tenants who seemed qualified on paper but turned out to be financially unreliable?

I see mostly out of state or out of country investors working with New Western in Birmingham because they don't have the knowledge of the city and surrounding areas.

They should do a cash out refinance or a HELOC when rates go down to tap the equity. 

I have a heloc on my personal home for 200,000 but ive only used 16,000 of it.

So, you can do a land contract for 12 months, which should allow lender to credit you full value of the land vs the purchase price, but the loan will pay off the land contract, so the lender maintains first lien position.Can't help you with the rest of your question, but you should be able to search for "CPA" here on BP to find experts to reach out to.

@Jose Saladin you will likely not get a CO (certificate of occupancy) to be able to legally rent this out.
