Selling is not an option because the property is only worth about what I paid for it but to be sellable (as opposed to rentable) it will need about $40,000 in work (roof, flooring, windows, etc.)Thanks everyone in advance, much appreciated!

I use my extra money and borrowing ability to buy cash flow rentals out of state that actually really cash flow as opposed to a maybe break even asset that my only hope is for the market to trend up and is based on what someone in DC decides to do that effects the economy as a whole, or what 1 million other people in my local metro suddenly decide that pushes value one way or another.

While 350 letters is not anything huge, I'm more a believer in the system you have set-up to market to those 350 people (opposed to simply the "number" you send out).Meaning (and this is nothing new, there is a ton of information on BP about it), you need to have a system and budget allotted to contact these 350 people over the course of time.

They lack credit, as opposed to having bad credit, because they don't use credit cards and don't have car loans.There are also a lot of people with bad credit from their BK or foreclosure in the past few years.
