Lastly more to my point - I thought you worked for a MF syndication in the past that I was not sure but wanted to mention and that you are not just someone coming off the street having never been involved in a deal (unlike a lot of others).  

Don't be afraid of the process!

We toured the property and went under contract the next day.

@Cole Starin sometimes it makes sense to sell the WORST property in your portfolio.Another option is why do a LOC on the duplex, when you could just do a $100k cashout refi to pay off all your debt AND keep the property?

I had just mastered the original deal analysis and was getting comfortable analyzing deals.  

what would you think of a 14,600sqft 3 unit property in sailboat bend, off market, that is RMM25 zoned and has a nice single family and duplex behind it, half of the lot if empty so it can be developed or RV/trailer parking, for $1.1M?

So are you looking to be more hands off etc... 

Every time you lower your tax bracket you are lowering the value of the deductions.

If you are on the fence with the above, then you should sell now as you enter the spring market.
