Most agents in my market have seen a noticeable decline in activity that really started in Q4 of 2023.

Many multifamily projects face challenges, including rising interest rates, operational inefficiencies, and decreased valuations, which drive the growing need for alternative financing solutions.This environment presents a unique opportunity for mezzanine debt and preferred equity investors.

However, RE prices did not decrease but continued to rise.  

As we are in Q3 of this year, I am noticing some shifts in the market.

The market is decreasing, and yesterday's rental prices are not today's rental prices.

You will notice that they only fund less than 70% of ARV and the borrowers have skin in the game.

There's certainly quite a few of us around but things have been kinda slow since the interest rates jumped up and BP is doing a revamp of their website and overhauling the different premium tier packages and I've noticed its been messing with notifications and keywords and such so some people are just missing posts they would normally see. 

Currently, I don't have any second mortgages or helocs because the idea of keeping track of more than one mortgage per property has been a tad daunting and decreasing my cash flow at the moment is something I'm battling mentally with.
