Of course inflation kicks in year over year devaluing the dollar so the hope is to be at a neutral position where  the 300k is still worth the same year over year.I find developers also when they get older many retire and then passively invest with younger ones coming up on the scene.It's all how much you want to work versus tax liability and current net worth.

If I use 380K and remove property management (which I know they don't use), I can get a neutral cashflow but then this was 18 years ago when the area was probably a C and rents were likely lower.

Most lenders have overlays that cause rental income to not "count" for various reasons, meaning that they are doing math as if the rental properties were liabilities rather than being (at least) cashflow neutral; you need one that doesn't.

The unbalanced load from the Ungrounded conductors (hot or black) is carried by the grounded (white AKA neutral) conductors, therefore the white conductor is not neutral and should always be considered, a current carrying conductor.
