Partner with a local seasoned investor so you have a much higher probability of monetizing the deal (and insuring it's really a deal) rather than setting yourself up for some potential financial pain.  

If you are a little more creative and look outside the established note market, you might be able to monetize your note better by selling to a less savvy note buyer or one who has less access to paper investments.

You can look into Monetized Installment Sales.

It won't get as much yield/rent as a unit standalone, but you'll be able to maximize it as a larger unit and still monetize without any issues so long as you note in the lease. 

There're very few duplexes in North Bay in MLS with $600k price it can yield you $1,000/mo net and it seems it's turnkey quality. 

I bet one could throw you into ANY market, any property class, any monetization model, and you'd crush-it!

Once you develop a client base you can market directly to your targets, showcase the experience you are offering and even monetize add on services. 

I'm looking at different ways of monetizing the land (not mutually exclusive):- build a house (conventional build or 3d-print) - there are some compelling options for 3d printing at the moment that supposedly cut down on overhead/time (6 months end to end), but they are coming in around $380-$390/sq ft for price of the project including land

Whether it is advertising or selling personal information, everything on the internet is monetized.

If someone has worked very hard for decades on systems and processes and a high quality network then I believe in most cases there is no issue monetizing that knowledge.
