Folks, I would love to hear feedback as to how I would best monetize a couple of subprime related websites (and would even consider working on this project with a partner).

I recognize there is the option for us to develop it ourselves, but I would like to explore the idea of quickly/"easily" monetizing this asset with some sort of land lease if possible.

I will add this in advance -- you might consider a Monetized Installment Sale as an option for deferring gain on sale and giving you the option of getting cash at closing.

Regardless of your political bend it is an undeniable fact that governments want to tax and regulate and companies want to monetize.  

Point is, appreciation (both in RE and my example), can be monetized into cash flow, it is just not on a monthly basis.

I have done this strategy twice and my personal underwriting allows for 97% leverage, $500/mo NET cashflow (after I move out) and with that leverage I am usually over 20% cash on cash return when I move out and turn it into a rental.

By the end of month 5, I would expect to see a minimum of one deal done and 3 other leads monetized in some sort of way. 

Obviously there is a better chance to monetize leads that don't fit your exact model, but there is the downside of spending a lot of time dealing with leads that don't fit your exact model.

You're busy, but you are making NO MONEY.In the market we're in today, you need to have MULTIPLE WAYS to monetize a lead.  

The result is more bites at the apple which equals more monetized leads.Ever hear people complaining about how they get "too many calls"?
