In the grey areas income can start becoming more "art," than "science." 

And no it is not just pure speculation to invest in CA real estate ... there is a science to it and done properly it is highly repeatable.

.- Other than that, inspection report talked about height from tread to ceiling not being good enough as per modern standards and someone can bump the head.

Also studying to be a certified "home inspector" and I have been studying building science.

Real estate is a social business, it's an art and a science.

lol maybe some suggestions on a decent long lasting kitchen floor that is modern, sinks, countertops, cabinets, etc.  

Both properties have been very profitable due to the fact that i completely redesigned them in the modern style that i am accustomed to designing and people love them.

Hopefully I will meet someone there who will be will into show me a few things in return for me adding value to them whatever that may be, such as a free intern, free tech support (in the last yea of getting a computer science degree) or just free labor worker for there properties.
