I looked at some of the rental property listings in Memphis and was trying to understand with the lower priced properties why they didn't have a refrigerator, built in microwave, and stove.  

Garbage disposal, microwave, internet, pool, patio table, window blinds,..... anything that could break or become a hassle.

The black appliances are fine; the stainless microwave range hood is somewhat out of place but is not terrible since it has the band of black running through the middle.

Do you rent out your frid, stove, built-in microwave or dishwasher? 

We had just completely remodeled the unit, new bathrooms, new kitchen cabinets, granite countertop, new microwave and fridge, sinks, faucets, plumbing (left the oven, washer and dryer from previous), new flooring throughout, fresh paint.It's one thing after another.

But, we have to keep in mind that most people are living in bigger houses, most people now have air conditioning that need it, most people have refrigerators, microwaves, toasters, more than one TV, (color no less), 2 cars, and everybody has a cell phone, computer and internet and a lot of stuff sitting in garages and storage.

He is also giving me 2 parking spaces, Free H20 hook up, a place to store and use a BBQ even though stove and oven inside unit with peninsula island, Vaulted 12 foot high living room with pull out additional queen size couch and flat screen tv, free wifi and satellite TV, Full size fridge and Microwave even alarge MBR closet that holds washer and dryer stackable(but the owner will let me use a new washer and dryer he has on land for free!

Appliances (washer, dryer, fridge, stove, microwave, dishwasher) - $4kYou can argue any of these things, but all things being equal this assumption will work on a regular house for a first time estimate if you are hiring out the work.  

However, since the tide has changed recently and there are buyers around, I don't know if there is still that need for people to rent their flips rather then sell-and therefore tenant expectations maybe more " normal"Keep in mind that section 8 will pay more for "extras" such as ceiling fans, a microwave, and a screen door .
