I've heard med students are just as good.  

Art/Theater/Drama - run the other way LOL.I've heard that med students are also great.  

I loved renting to law students.So, if it was me, I'd look for properties within walking distance of a traditional law school.I also have heard that med students are like law students - in that, they are zero problems and stay for several years on average.So, I'd look for a property within walking distance of a medical school or law school.  

It's not fair and you'll have an argument on your hands.Noise - tell them they are expected to listen to music and movies and TV or whatever - with headphones.They must have their own phone.Laundry - have laundry rules if you have laundry facilities.Advertise for commuters, if you have a market for that - people who need a place to rent during the week for their job, but have a home they go to on weekends.Advertise for med or law students  - they are quiet and just want a quiet room where they can study.Another good roommate option is a fireman/woman.  

Med office space can be very profitable depending where.

But, it is not against the law to only advertise at a grad school.Anyway,  even if you have a huge house you want to rent out, with a bunch of different roommates, (mine were tiny studios), if you can rent to a house full of law students, and I've heard the same is true for med students, you will have minimum problems.Good luck!

I'll just add that if you can target grad students - especially med or law students, you will have far fewer problems. 

I'll let someone else tell you what works for them on that issue.If you can target med or law students, they are fantastic. 

I understand med students are also great, for the same reasons, but the university next to us didn't have med students.
