Also if you know the census tract # of the property, then there is an IRS or US Treasury web site which has a list of all the OZ census tracts - it's downloadable into a spreadsheet.

The nice thing about working with a distressed property agent (VS a distressed wholesaler) is the price isn't set in stone - you'd be more of a matchmaker who connects distressed sellers with buyers who are cool with distressed properties = price flexibility on the property.

Incase anyone does look this up in the future here's what I did to resolve this.I used a web parser to extract all the addresses in the state for 2 different competing tenants.

The lack of web/mobile has been bugging me since I have to be at my PC or Remote into it to do updates.I also use Tellus which is free but the lack of web (it is iOS/Android only) bugs me too, as it makes document management a pain and hurts with older folks that may not be on a device to download there app (which means no request/billing communication).
