If the location, condition, layout are right, you should be able to rent it out pretty quick.

The size, layout, interior, make it smart, and other features will be according to what you are the buyer desire.When it comes to renovating a property then you are somewhat limited to the fineness of the structure that already exist.

It adds about a day or two, since I can create my own floor plans, to measure and layout plan, and then a half day in office to get the permit.  

Generally comps are not exact as this is single family homes so condition or layout or something is different and AC is just one of those differences.

But back to original comment, if things are moving forward, I would lay out that you would love to stay involved in the deal with an ownership stake for uncovering the deal, and then let the conversation take it from there.

If every unit is the exact same size and layout my original assumption is that each unit should be rented out relatively the same.
