I have personally had many DISASTROUS experiences in owning such properties, and I hate to see others go through such things.That said, if you are convinced that you are going to do so, I'd conduct many interviews with local property management firms, and do a LOT of checks on references, etc.Good luck to you and I hope to see you around BiggerPockets!

You can get a rough idea of cost and interview 3-4 roofers for price of a "square" over the phone in about 1 hour.

You can be scared about trying to become a nurse, a job interview to be a bank teller, etc.

I'd rather do that and get a bad PM every 10 deals (which if you screen and interview well enough this shouldn't be that big an issue) than to work my tail off for 2 deals that I have to landlord myself.

She really liked the house, and she brought her mother along on the interview ect..I thought I was doing a nice deed by renting to her.
