Seems the only solution is door knocking, contacting owners directly and inquiring or (pre)foreclosures to find the motivated sellers.

But once you find a good one they usually don't move unless they really grow or go under.Many of the companies that inquire about space are tech start ups.

I will have a hard copy in hand by 5pm in order to further research this situation.She did mention not being able to speak to Wells Fargo and having to do everything via her lawyer ( who's name I have for further inquires as well.Researching this information has been exciting & learning what I have access to is also exciting.

I am inquiring about an existing business (Cold Stone Creameries franchise).

I inquired about a month ago and it was a big mistake.

@Kingsley Obasi when they inquire about renting my property I have a list of preliminary questions.

Although when I do inquire they usually not renting for market.I have heard that off market deals are much better and can get rentals for under market.

She called me because she got one of my postcards inquiring about her property, but the property isn't an ideal wholesaling opportunity.  

Please let me know if you might have inquired within those guidelines. 

I have only inquired to one person that I know works in this arena if we could get any type of grants, money etc... for doing so.
