They at one point had a guy working for them that honestly turned us off and we decided NOT to invest at that juncture (he is no longer there)... only to reconnect with the team and began to work with them in a fund closing in early 2022.

If you can save up for a slightly higher down payment your margin for success will be significantly higher.Also, I strongly agree with the "buy the worst in a great neighborhood, live in the worst unit of the triplex and slowly fix it up yourself."

If you just randomly find mold in a property, it's highly unlikely any insurance will cover that.
