If it's a tenant obligation, you aren't (unless your state laws still obligate you :)Verify with the locksmith the cause of the defect (if possible to determine) and the cost of the service.

I believe you can offer her a renewal at $2,000 a month, she won't be able to afford it, and then you have legal grounds to terminate her lease.Again, it all comes down to knowing the law.

They may just use the word "reasonable" in the law but I believe in most cases reasonable has been upheld to be about 2 weeks.
