Note that FNMA HomeReady is income capped by census tract, and if your lender starts putting stuff about census tracts on your preapproval letter then your agent will murder that lender, so it's on you to do that homework for yourself.

I can't speak on that county that you are talking about but in certain counties there are no income limitations period - this is different then the census tract based limitations.

Most houses here are newer and mostly tract homes so the utilities are all pretty much the same.
