Make sure you clarify what will happen if they don't fulfill this duty.Here is an example from our rental agreement:1.LANDSCAPING/YARD CARE.Regular landscaping/yard care (mowing, edging, trimming, fertilizer, weed control) will be provided by _______________________.For all Tenants:a.Tenant agrees to keep yards, walkways, patios and decks clear and to keep premises free of junk and debris.b.Tenant accepts liability for all landscape damage and/or replacement of such, if caused by neglect, abuse or lack of water.c.Tenant may plant the beds adjacent to their dwelling to their liking, but only with those plants that are of appropriate size and type for the beds.All plants brought or caused to be brought to the property by Tenant will be cared for by Tenant.d.Tenant agrees not to cut or prune trees, hedges and shrubs.This will be Landlord’s responsibility.e.Tenant agrees to properly dispose of all plant debris and agrees to not leave such on the property.f.Landlord will consider special Tenant requests for planting and removal of plants, shrubbery and trees, but reserves the right to determine the make-up of the landscaping.For Tenants of single family homes only: a.Tenant agrees to mow, water, and keep the grass, lawn, flowers and shrubbery thereon in good order and condition, applying fertilizers and weed retardant as needed. b.If there is a failure of Tenant to keep the landscaping in good order and to follow these guidelines, Landlord reserves the right to hire a landscaping service at Tenant’s expense (after a 10-day notice to perform covenant).c.Landlord reserves the right to restore the landscaping to its initial condition, as it was at the time Tenant began occupancy, or if improved during Tenant’s occupancy, to the level of such improvement.

Our lease thats that "The tenant covants with the landlord to maintain the premisis in good and tenantable repair...flower beds cultivated and planted, the lawns watered and mowed, and the shrubs and trees trimmed and replaced as necessary" .

Possibly using a professional third party vendor for the pre-inspection is a great idea, give a copy to the owner and tenant Excessive holes in walls Broken tiles or fixtures in the property Plumbing backups Repainting where a tenant has repainted from the original color Tears, holes, stains or burn marks in carpets Missing or damaged blinds Broken windows and window screens Broken doors and locks Broken or damaged appliances Excessively Dirty Pest control if you see Bugs and or fleasJunk or trash left behind Past Due rent Fees incurred from fines from the association due to the tenants conduct or lack thereof Water damage to hardwood floors Missing outlet covers Remotes for garage or gate if not returned Rekey of locks if tenants did not return the keys Unpaid utilities, as long as they were part of the lease agreement Undoing a tenant alteration This is a sample of things that are usually considered to be normal wear-and-tear and should not be deducted from a security deposit: Slab or plumbing leak Normal rug wear.

(Examples of improper use include overloading electrical outlets; flushing large, foreign objects down the toilet; and allowing any gas, electrical, or plumbing fixture to become filthy.)• Dispose of trash and garbage in a clean and sanitary manner.• Not destroy, damage, or deface the premises, or allow anyone else to do so.• Not remove any part of the structure, dwelling unit, facilities, equipment, or appurtenances, or allow anyone else to do so.• Use the premises as a place to live, and use the rooms for their intended purposes.For example, the bedroom must be used as a bedroom, and not as a kitchen.94• Notify the landlord when dead bolt locks and window locks or security devices don’t operate properly.95However, a landlord may agree in writing to clean the rental unit and dispose of the trash.96If a tenant violates these requirements in some minor way, the landlord is still responsible for providing a habitable dwelling, and may be prosecuted for violating housing code standards.

Proper insulation is key to effective cooling and efficient use of electrical power.That said, a dedicated circuit for a microwave / range hood may be overkill, but could be viewed favorably by prospective buyers.You'll probably want GFCI breaker protection for the kitchen outlets, as well.You mentioned the house has oil heat.
