I was a single father for some time so I was pretty conservative but if I were young and single I might take more risk.   

My father and I are considering flipping the home but it needs some work first.

Have my father drive people to and from the casino while my mother does the cooking.

It's like my father-in-law building homes.  

The other option I have is to partner with my dad and/or father in law and split costs/expenses/and income 50/50 if cash reserves become an issue.  

Here's where I'm at: I am a married 23yo father of 2, make 35k a year and have 50k saved and I want to make REI a full time career.

My father is a broker and my Brother an Agent they tell me always make that contract to secure the agreement ... in a court of law a contract is easy to prove in black n white on paper , verbal is much harder to prove .

I most likely will have my father in-law (who has experience) manage the properties and pay him.
