In any case,  while the animal is not a pet it IS considered an extension of the tenant,  and thus any behaviors it does like damaging carpets/furniture/barking/making messes which cause waste or nuisance can be used to file notices against the tenant just as if they themselves were doing those actions.

Add the fact that there's flood damage, depending on how extensive and the size of the property, and you could be looking at $100,000 - $110k in repair cost.

Seek contractors that have extensive experience in building the type of asset you have determined is the best fit.

I haven't done extensive target area research yet, but I'm currently located in Monmouth county and was hoping to get starting in the North/Central Jersey region.

As far as strategy/criteria:I'm primarily looking at buy-and-hold SFR/MFR rentals.I'm not opposed to doing extensive rehab as I grow/learn but I'd like to start with a simpler, lower-risk rehab on property #1.In that vein, this is all a toe-in-the-water / experiment for me.
