IE special landscaping care to prevent dead grass, forcing the tenant to obey leash laws, requiring copies of shots, and licensing of dogs, forcing tenant to have additional insurance for the dogs that protect you?

I used to have tenants mow, got too many complaints, now I have a landscaper do the mowing.3.

This is a 3 bed, 3 bath, 2200 square feet house, no basement, two levels.The rehab includes 3 baths, kitchen, flooring and indoor and outdoor painting, landscaping, all appliances.

Also, a shed in the back houses lawnmowers for a landscaper paying $75 a month.  

So far, we are looking at about $11,000 before landscaping to bring the property to prior condition.

From what I understand it doesn't really matter if we have a local CPA or a long-distance CPA, as long as there is good communication.Does anyone have any good recommendations for CPAs in the Northern New Jersey area or one who operates well with electronic communication.Thanks!
