Things seem to have calmed down and the distraction have changed direction to overseas.

If you want to be an agent then getting your license and joining a brokerage is obviously the way to go, but if your end goal is to be an investor it's largely a distraction.

This is also the biggest mistake I see others make all the time: focusing too much on trying to time the market or getting distracted by analysis paralysis (which town, which property type, which strategy, etc.) rather than focusing on individual deals and actively taking them down.
