I just point this out for others.. no one can make guarantees that you will not lose money when in fact the collateral your buying is already damaged and is junior position..

Hi all,I have an ex-tenant that owes back rent and damages after they left that the security deposit doesn't cover.I read some forums here and am getting some mixed signals on the process of collecting debt.The way I read it is you can just go to a debt agency with in my case the signed lease and also the security deposit transmittal showing what's owed and the collections agency can legally take it from there.

And members crashed them occasionally a couple went into the ponds and some broken feet ( dragging their feet) but to me if you have guest and they let a teen on them with little to no experience if they hit something or someone they could really do some damage so based on my experince with them I would never do this personally.

Now if you have a general person who stops in to do other small tasks or do more property management style tasks (walking through the house to inspect for damages, drop anything off guests may need, change water/HVAC filters etc.)
