Cash App has a fee however I'm not sure of the percent when you transfer into your bank.

To be assumable you need a purchase contract with the owner, settlement statement/payoffs to show your down payment makes any sense against what is owed.If the HOA really succeeds, you will see that a Board member is miraculously on the transfer sale deed...The HOA cannot sign a contract to sell to you (they don't own it yet).

Not recommended as you cannot transfer the mortgage, so it will stay in your name as the original borrower.

You would be transferring the IRA to a new custodian who specializes in this so there would be no tax consequence.

The way most people do subject to deals is by setting up a system of checks and balances providing some protection for both buyer and seller, and trying to avoid alerting the lender that a deed transfer has taken place.
