I guess it's a testimony to BP that you're asking a bunch of strangers what to do with $200K.  

These attorneys represent clients who want to avoid foreclosure.

I have dozens of clients doing this in New Jersey most of which come from no construction background, they simply use preferred vendors we have in place (not GC's) which lowers renovations cost because there is no middle man. 

Once you have a few candidates, ask about their experience with out-of-state clients, their knowledge of local rental markets, and any contractor or property management connections they might have.

Both times the owner's insurance company ended up covering us and NOT the owner (their client) and the owner had to pay our legal fees.Your PMC doesn't seem to be on top of this and you state is already blaming you, so you may need to document that they are the problem, not you.

Not sure what suburbs you are referring to, but I have a lot of clients that are very successful investing in areas like McHenry, Woodstock, Elgin, Antioch, Mundelein, Belvedere, etc. 

It could also mean that you are opening the door to a lot of complaints in the future.If you do not fix it and then there is strained relations with the tenant it is the way to start a business relationship with your client.
