So I would love to be able to find a cheaper home in that area that would be a good rental property.

It'll be cheaper and quicker taking the paneling out and making a clean finish. 

Higher density housing could be built much cheaper than adding an ADU to existing residential lot. 

From what i’m seeing in the market here now is in most cases it’s actually cheaper to build than to buy which is crazy.You got it right Alaska is very expensive and it’s hard to find a deal where it makes sense with such high labor costs it’s insane.

Sellers are not going to make their listing 3% cheaper, which means to save up 3% more.

BTW, you get what you pay for - the cheaper ones are robotic/scripted while the good ones (more expensive) have presence, personality and situational awareness -  which helps with appointment setting. 

Second, A 'Handyman' cannot take on any projects with the below criteria.Work involving wiring or other electrical componentsProjects to install, repair, or service plumbing or fire sprinklers HVAC and heating units Projects with a total cost of over $30,000As mentioned, just find a GOOD General Contractor and let them do their thing, it'll be faster and cheaper in the long run.....

(even more expensive due to volume and high overhead)I brew better (and cheaper) coffee at home than either of these two options :) 

- upping your max # of guests somehow- "no cleaning fee" & upping the nightly rate accordingly CAN be a big driver of bookings in some markets- having your listing/pics done professionally (by someone who specializes in STRs)- a great outdoor area- if you wanna spend $, i'm seeing lots of people adding pickle ball courts & more stuff to do outside like that - having a car there that they can rent on turo for cheaper than the rental cars from the airport

I own several properties here and work with OOS from Cali and WA who buy turnkey, brrrr, and short-term rentals.Cost of properties are cheaper and home prices are doubling every 4-5 years.
