My question is, do I just use the heavily reduced price I was able to purchase it for since it was vacant, and then the material cost of what I renovated plus what things I did contract out, even though that basis would be way under what the other renovated houses that sold near me per SF sold at, or are you able to use similar comps to determine the depreciation basis?

This is not “student housing” in the traditional sense - even the vacancy risk doesn’t exist as it’s a 12 month lease / they work over the summer there, etc.  

If you are raising capital from people you don’t have a prior relationship with, and even people who you do, they would regard you as serious only if you had a professional prepared PPM and Operating Agreement.

We haven’t even talked about the lack of ice make which is probably just as bad.

JackieIs there any way they can go and visit the current PM and also meet the new PM, or even ask the new PM to go by the office of the current PM to see if they can see if they are still in business?

@Hai Le - Usually you have to provide written notice / 30 day notice if you decide to not renew their lease or even just asking a tenant to leave.

I have not asked for a raise on mine I get pretty big ones out of the gate LOL.As for Fico when i had a bunch of mortgages that reported to the fico I had a hell of a time getting even above 700.
