Unfortunately, if it needs septic and there isn't enough room for a leach field, you won't be able to build a home on it.

Since I have been a student for the last 16 years and just recently graduated, I don't yet have a full time career in place meaning my income is subpar as I work towards receiving my Ontario Real Estate License.

For example, MEP plans are not required for permitting, but if you are designing a complicated house, having a MEP plan certainly helps to guide the trades to know exactly how and where to install the fixtures, versus something they have to figure it out impromptu in the field.

One cannot control the outside forces (government/economy/career/medical/etc.).

Hello all, I am new to the group, I use to wholesale a few years ago and life took over and I ended up in a new career path but  , im back ready to get back in the game and network with others , let’s connect.

Not only that, most of the "GPs" had been working in Tech their whole careers and had only been into real estate the past couple of years.Don't get me wrong, we have a lot of very smart passive tech-industry LPs, but you want a vertically integrated machine of humans with deep real estate experience.

Luckily my properties have appreciated well and I have good equity to put into a new business, as I won't be able to port my current career over to my new new home.

I just started out in my career but I am struggling in how to find financing for the deals that I find.
