They also get to charge for the turnover when the bum has to get evicted and - even worse - some PMs still charge their management fee for the apartment that is vacant because they placed a bad tenant.Make sure your PM's goals and yours are aligned.

Based on the number of homeless people who live in the bushes on your block, having a short term rental is going to end up with enough vacant nights that eventually you'll have bums breaking in - and those guys can do a lot of damage in a very short amount of time.

Quite a few 'experts' (mostly press but here in BP Nation too) thought the pandemic induced moratorium would create a backlog of defaults, and that once lifted, the wave of foreclosures would hit and result in a crippling blow to the real estate market (Google search.)

If the tenant has a good job with income or credit to go after then it holds more weight with a tenant versus them being a bum and hopping from rental to rental to just exist.no legal advice - hope it helps
