I'm sure this has been brought up before, but after searching the forums, I'm not sure I see a direct comparison.I owe about $69k on a property that is worth about $120k.   

Looking to remodel a multifamily and brought an architect in.

As someone from the Cleveland area I can say that he brought hundreds of millions of dollars and many jobs.

The problem which was brought to my attention was there is no where for them to hang out and relax as a group while limiting their drive times. 

We are wanting to get this place brought up to the current times and try to automate payments and accept them online. 

If the tenant tries to communicate with you again, tell them you cannot communicate with anyone other than their attorney, since they brought that up. 

I brought this to the attention of the HA (tenant was long-since on a MTM) and they said I could only ask for a 4% increase each year, on the anniversary of the original lease. 

But I also brought in a good number of private equity to balance so I did not have all my eggs in the bank basket..

I find that the influx of people from other parts of the country (the soon to be 3 Californias, if they have their way, for instance)  and from the midwest have really brought back the Phoenix (Maricopa County) markets.

Extremely long term, that would become our retirement home - but for the 3-4 year term, it'd be a live-in flip (once brought to a base level of livability), then a SFR.The owner is an LLC, which owns a fairly large stack of land along this water view road and a set of other similarly old, uninhabitable houses on completely neglected land.
