I believe some of their people are likely here on the forums and can jump in, they also had a booth and sponsorship at last years BP con so if you went you may have seen them.I came across the service because I had a client who was going to self manage, and wanted me to lease the units for him, and the property was a mixed use building with his business operating out of the ground floor. 

Seller will not finance and I really would prefer not to have to find partners.  

I cook my own food, can I bill myself for that and write off all my food costs?

Over the years, I have had multiple investors reach out to me to discuss strategies and what works and what doesn't work.

So I am new and looking for my first deal, so I'm not too confident yet.

@Frank Alfano agency debt is very competitive (75-80 ltv, non-recourse, fixed-rate etc); you can syndicate and raise the equity portion needed from friends and family, provided you can market and lead the project.

@Brandon SarrettKeep in mind just because the tenant is month-month and you can raise their rent doesn't mean they are going to pay it or can afford it.

I have been listening to The Real Estate Rookie and other BP shows for about a year.
