Cozy was "good enough" for awhile but the lack of a mobile app and multiple tenants having issues setting up payments, etc caused me to look elsewhere.  

Its a 100 year old house as well and not insulated the best.

Look for a market that is growing in population and jobs so that you can get in the way of obvious appreciation. 

Isn't that negative or neutral leverage at best? 

DSCR recently came popular in the loan brokerage and private credit space with the rise of STRs and MTRs.Your local bank lenders will have the best rates typically.
