This is likely worse than the worse of at least 75% of your local RE investors. 

Bottom line sub too is an advanced strategy that should only be done by Experienced investor with significant cash reserves or access to lending/like substantial LOC that already exist and can be taped at a moments notice. 

i think the unique quirks of it made it scary for some investors.

Private financing would be an investor, investing their own capital and lending you the funds with their terms.

It's a great option for the right investor at the right time in their lives.  

They all say they will be on the lookout for me, and they are experienced realtors.I did however get one from here, bigger pockets, and this realtor hasn't worked with investors before, butis asking me to sign a contract so I am working with them exclusively.The reason I am asking what to do, is because this realtor with the contract is very new, but I heard that most realtors will ask you to sign one if theyre serious.
